greater-noidaChoosing the same option as Noida Authority did, Greater Noida Industrial Development Authority (GNIDA) is also contemplating the option of outsourcing the process of monitoring and analyzing the residential projects (incomplete or ongoing) to a private company, the very reputed Ernst & Young. Ernst & Young is also handling various projects for GNIDA like Street Vending Policy and solid waste management for the last one year.

Once the details of the proposal get a green signal by the CEO of GNIDA, an EOI (Expression of Interest) will be issued. The company will be explained the main focus of GNIDA. This move will help the authority in compiling the information of all the ongoing projects.

Numerous developers like Amrapali, UnitechShubhkamna, Supertech still have to deliver their residential projects which are pending in Greater Noida.

Most of the developers have submitted a time-period, road map and schedule of the delivery of the housing units to the respective authorities and the owners of property in the twin cities.

But, going by the earlier records of developers, the authorities want a private agency to constantly look into the working of the projects. Three party meetings are being conducted on regular intervals by Greater Noida and Noida Authorities to overcome the issues of delayed and possession and construction of residential projects.

      System Of Online Map Approval To Be Soon Implemented In Ghaziabad

      ghaziabadFollowing the digital era, the development authorities have been instructed by the state government to execute the system of online map approval in the respective area under them.

      The Ghaziabad Development Authority (GDA) officials have announced that they are planning to prepare a tender and will encourage agencies to design software for online building map approval system.

      Officials have also said that this new system of approving maps of housing and commercial properties projects online will speed up the entire process of getting clearances.

      Usually, the approval for residential maps takes around 30 days while the approval for commercial and group housing properties takes around 90 days. This hand-operated process becomes very inconvenient as the applicants have to visit the authority office for various formalities till the time they get receive the approval.

      But once the online systems of map approval will be put in place, the process will become extremely fast and convenient. The applicants will be able to submit the applications online and will also be able to submit revised documents as required by the authority. The main aim behind online map approval system is to reduce the paper-work and fuss created for the applicants.

      Builders Of G Noida, Noida Likely To Pay 40% For Allotment As Per Revised Policy

      Greater_Noida-real-estate-buildersThe development authorities of the district of Gautam Budh Nagar – Noida, Greater Noida and Yamuna Expressway- are planning to modify the land allotment policy. As per the revised policy, the builders will have to deposit 40% of the total cost in comparison to the previous rule of 10%, at the time of allotment.

      The board meetings of Greater Noida Industrial Development Authority, Noida Authority and Yamuna Expressway Industrial Development Authority which are going to be held soon are likely to approve the proposal of the revised policy.

      The land allotment policy was last revised in the year 2009, which as per the experts is the main reason behind the dispute between the homebuyers and builders. Before 2009, the allottees were supposed to deposit 30% of the total land cost. But after the revision of the policy, builders just had to pay 10% of the total cost of land.

      As per the proposal, Noida Authority is expected to give a green signal for a 40% deposit while Greater Noida Authority and YEIDA will give their approval for 30%.

      When the proposal gets approved, developers in Noida will pay 10% at registration and the remaining 30% at the time of allotment of the property. For YEIDA and Greater Noida, 10% will have to be paid at the time of registration and the remaining 20% at the time of allotment.

      The boards of the three authorities are also expected to execute an industrial policy which will make the process of doing business in the sector easier.

      Noida Authority Denied Auditing Of Builders’ Accounts

      noidaThe audit of builders’ accounts has been demanded by the Noida homebuyers for a long time now as they are constantly waiting for the flats they invested in. The Authority had promised that proper audits would be undertaken but no such action has taken.

      The Authority has committed to the homebuyers that it will investigate about the matter of funds being exhausted which were actually kept for the timely completion of projects.
      But now, the authority has claimed that it is not their responsibility to conduct the audits.

      The Authority officials have said that they do not have the sufficient work force to conduct an audit of funds taken from homebuyers by each and every builder. The NCR homebuyers should conduct an audit if their concerned builder’s accounts.

      Several meetings have been held among the builders, homebuyers and the authority to look into the problems of ongoing projects, as per the orders from the Chief Minister, Yogi Adityanath. The collective demand which came from the homebuyers was that an audit should be done of the builders’ accounts.

      NCR Homebuyers have already paid 95% of the total cost of the flats but the developer has still not completed the project owing to financial crisis. Therefore, homebuyers are saying that if an audit is conducted, they will come to know that where the money paid by them went.

      Waiver On Interest To Be Given To Builders With Projects Stuck In Legal Cases In G Noida

      g noidaThe CEO of Greater Noida Authority has said that waiver on interest will be given to builders who have their projects stuck pertaining to the litigations.

      This relief on interest will help the builders in restoring their stuck projects and they will be able to hand over the flats to the homebuyers without much delay.

      In 2008-09, builders had been allotted land for residential housing. 10% of the total cost of the land was to be paid by the builders at the time of allotment. The balance of 90% was to be paid on the basis of installments. If the builders fail to pay the installment, the authority levies an interest of 12% on the principal amount. Builders majorly defaulted in installments payment once the land dispute started.

      Therefore, various builders of Greater Noida had demanded that they should be provided with a relief on interest payments for the time when the construction was hindered due to the legal cases between the Greater Noida Authority and farmers.

      The CEO has said that the time duration in which the construction was ceased due to litigation will be declared as the ‘Zero Period’. A builder will not be required to pay the interest for the default in installments during the Zero Period. However, he has said that the waiver will benefit only the real and genuine cases.

      A very important task is to identify the genuine projects that were actually impacted because of the court cases. Therefore, a fresh survey has been ordered by the CEO and will be conducted to help the real cases.

      Around 20 projects in Greater Noida are demanding a relief on interest. But the Authority cannot afford to provide waiver to everyone, and thus a strict survey will take place.
