Canned compressed air is an essential tool for neat freaks. It keeps your keyboards clean, blasts dirt from your gaming computer, and clears gunk from those difficult-to-reach areas of gadgets. It’s a priceless tool, an ally, and maybe even a friend.

Although I’m not trying to be frugal, compressed air costs between Rs 7,000 and Rs 12,000, and I already have air at home. Many of it are just floating around, not paying rent. Can’t I just shove that into a can? I believe you can see where this is going.

The XPower A-2S Cyber Duster is here to say hello, dear reader. You need to know how much I adore this little guy. It is my favorite household tool by far. Think of a tiny vacuum cleaner operating backwards. It’s an idea that is pretty simple. It has a brush attachment, two power settings (pretty powerful and very powerful), a shorter nozzle that I can’t find right now but is probably in the tool cabinet where I keep all of my tools. It completely changes the game.

I was already aware of the XPower because I had been researching different keyboard cleaning techniques, including this strange goo. Like many other items in that wonderful store, I had seen it on the shelf at Micro Center and thought, “Wow, that sure does sound really useful. I should get that someday.” This model and a nearly identical model, both of which are similarly priced and both of which are also available on Amazon, are both available at Micro Center, but I chose the latter because it said “cyber” on the box, which made it better. It turned out to be so great that I immediately recommended it to a number of friends, including my friend who works at a cafe and has to constantly clean up coffee grounds. The same company also produces heavier-duty models specifically for pet grooming that are sold on XPower and Amazon, and they come in a variety of vibrant colors.

Compressed air cannot be completely replaced by an electric duster. It’s very challenging to replicate the thin plastic straw that comes with compressed air cans because it’s extremely useful for reaching places that are very difficult to access. However, my duster more than makes up for its lack of accuracy with sheer power and cost savings. It becomes very helpful for making sporadic, quick cleaning sweeps since you don’t have to ration your electricity like you do canned air. This thing is blazingly fast on its highest setting. This bad boy can knock things off your nightstand from a distance.

As the name suggests, it also functions as a duster, which may not seem essential until you consider how much dust is present in the typical home. It’s a lot, and it likes to conceal itself. I am extremely sensitive to poor air quality because of my severe dust allergy. Put on an N95 mask, turn on your air purifier of choice (I have a Coway Mighty because that’s the one everyone decided to buy), and go crazy in your chosen room’s difficult-to-reach areas for a good time. The amount of disgusting gunk you find in your home and how much the general air quality will improve will shock you.

The number of people who do not own an electric duster astounds me on a regular basis, but those who have switched sing the electric duster’s praises. Even though Jess Weatherbed uses a CompuCleaner rather than an XPower, and has noticed an improvement in the general quality of the air. Since at least one Metrovac model also doubles as a vacuum cleaner, someone else online suggested the Metrovac DataVac ESD, a duster designed specifically for data centers. Although I haven’t had a chance to test these models side by side in great detail, I’m willing to bet they blow just as hard.

It’s difficult to overstate how frequently I use this guy, so I apologize if my tone in this post came across as a little cheeky. While working on projects, I constantly reach for it. I used my XPower to blast years of grime out of an old eBay VCR while I was writing this post. Although I feel like a cheesy TV salesman right now, it really is that helpful.

    IGBC rating systems

Examples of GRIHA-rated projects include the Hotel Grand Chola in Chennai, the Indira Paryavaran Bhawan in New Delhi, and the Manipal University Campus in Jaipur.

    To obtain a KARVY capital gains statement for mutual funds, follow these steps:

    • Step 1: Investors must go to the Karvy official website and select “Mutual Fund Investors.” 
    • Step 2: At this point, they must create an account (if they don’t already have one).
    • Step 3: Next, they must select “Capital Gains Statements” from the list of statements and reports by clicking on it. 
    • Step 4: Investors must select “Capital Gain Consolidated Statement” from the menu.
    • Step 5: From the Period and Mutual Fund Category drop-down lists, they must select “Previous FY” and “All Funds.” Now they must provide information like their email address, password, PAN, and the kind of mutual fund. 

    The statement will be sent to investors’ registered email addresses. 

    However, individuals must take the following actions in order to access the CAMS capital gains statement for mutual funds:

    • Step 1: Individuals must visit the CAMS website and accept the Terms and Conditions. 
    • Step 2: Next, click on “Statements” and then “Capital Gain/Loss Statement.” 
    • Step 3: Following this, taxpayers must enter specific information in the fields that must be filled in. After that, they must select the appropriate financial year from the “Period” list.
    • Step 4: Taxpayers must enter their registered email address with mutual funds. The next step is to select “All Funds” from the list of fund categories. 
    • Step 5: In order to access the capital gain statement by mail, one must tap on “Email an encrypted attachment” and then set a password. 
    • Taxpayers must enter the password to view their capital gains statement after receiving this email.
    • Mutual Fund Companies 

    Investors who use a variety of online and offline platforms will get their capital gains statement from the appropriate mutual fund houses. They must take the following actions:

    • Step 1: Investors must visit the official website of a specific mutual fund house and log in using their credentials.
    • Step 2: After successfully logging in, they must download the capital gains report for mutual funds from the website.

    If a person has invested in plans provided by several mutual fund houses, this will be a time-consuming process.

    Income from House Property

    Income From House Property– What is it?

    The Income Tax Act categorizes an individual’s income into five different headings for tax calculation purposes. One is “Income from Home Property”, which refers to the revenue an assessee receives from a piece of real estate. The rent received becomes taxable if the tenant is an individual who owns real estate. The term ‘annual value’ refers to either the real rent received or the hypothetical rent, but it won’t be taxed as income from home property if the taxpayer uses this property to operate or manage a business or profession. 

    If any of the following circumstances exist, income from residential property becomes taxable:

    • The building and/or any land it is attached to make up the house property.
    • The property is owned by the taxpayer. 
    • The taxpayer shouldn’t operate a business or practice law on their property.

    Terminologies related to Rental Property Revenue Yearly value: 

    Annual value: This is the actual rent that the property owner will earn when renting out the home.

    Municipal value: This is the assessed worth of the home as determined by the local government in order to assess municipal taxes. 

    Fair rent value: This is the rent that a home with identical attributes in the same neighborhood would bring in. 

    Standard: In accordance with the Rent Regulation Act, the standard rent is established. The property is not allowed to charge a rent higher than the standard fixed rent if the rate has been determined for any property in accordance with the Rent Control Act. 

    Gross Annual Value (GAV): This counts top among

    • Rent received 
    • Fair market value 
    • Municipal Assessment 

    In case the Rent Control Act applies, the Gross Annual value will be the highest of 

    • Standard Rent 
    • Rental Payment 

    Net Annual value (NAV) is determined by subtracting municipal taxes from the gross annual value. 

    Deductions: The following deductions can be claimed by the taxpayer in accordance with Section 24 of the Income Tax to determine the actual taxable income. 

    Standard deduction: The taxpayer can claim 30% of the NAV as a deduction for rent collection, repairs, etc. regardless of the actual expenses incurred. This deduction is not allowed in the event that the GAV is nil. 

    Interest on mortgage: Section 24 of the Income Tax Act allows for the deduction of mortgage interest. This section has a limit of Rs 2 lakh.

    The following criteria must be met in order to claim a tax exemption on mortgage interest: 

    • Loans should be obtained after April 1, 1999, for property purchases or construction. 
    • The benefits can be claimed by the taxpayer for any repair or reconstruction of the existing property. 
    • Processing and payment fees are considered to be interest payment. 

    The construction or purchase must be completed within three years from the end of the fiscal year in which the loan was applied. 

    Annual Value of Self-Occupied House Property

    If the assessee is residing in the property and it is the only property owned by him or her, then the annual value of the property will be nil. If the assessee owns more than one property, all for their own use, then only one of the properties’ annual value can be designated as nil. The estimated rent of the properties will be used to determine the remaining properties’ annual value. 

    Key Considerations for calculating income from House Property

    Net Annual Value is used to determine the tax on the house.

    If the taxpayer’s house is vacant for a certain period of time and later rented out, the computation of income from house property should be done only for the rent collected, not for the entire year. 

    If the house is vacant for the entire year and the taxpayer is living in another city due to job reasons but is still paying all municipal taxes, then he may be able to deduct these expenses from other income sources during the same period. 

    Ways to save Tax on Income from House Property

    Following are the number of steps that an individual can undertake to reduce their tax liability on their income from house property. 

    Become co-owners: If a couple has jointly taken out a mortgage, then both are eligible to claim a tax exemption for the payment of principal and interest. 

    Buying a second home is a good idea: It is good to purchase a second home in the name of a spouse or any close relative if the individual has already registered one property in his or her name. This will help you avoid paying too much tax. 

    Multiple property ownership: According to the Income Tax Act of 1961, if a person owns multiple houses, only one of them can be considered self-occupied. The taxpayer must evaluate the tax liability associated with each of the properties they own and occupy the one with the highest tax liability, and rent out the rest.

    Infosys Q4 – IT company will release its financial results on this day in 2023

    The second-largest IT company in India, Infosys (INFY), will release its quarterly financial results the following week. The financial results for the final quarter of the fiscal year that ended in March 2023 will be revealed in the upcoming corporate earnings report for this company.  

    The Bengaluru-based Infosys reported its Q4 results at a time when the Indian IT industry is experiencing sticky levels of attrition and IT companies are finding it difficult to protect their margins due to higher employee costs. 

    According to a regulatory filing made last month, the major IT company is scheduled to release its financial results for the most recent quarter on April 13. 

    The Infosys board will convene on this day to discuss and approve the company’s financial results for the previous three months. 

    On April 13, Infosys will also hold a conference call with analysts to go over the Q4 and full-year results as well as its business outlook. 

    The company’s board will meet on April 12 and April 13 to “recommend a final dividend for the financial year ending March 31, 2023,” according to the regulatory filing, dated March 14. 

    For the quarter ending December 2022, Infosys reported a 9.4% sequential increase in net profit to Rs 6,586 crore, in line with analysts’ expectations.  The management of the company increased its attrition forecast and reported an improvement therein. In comparison to the prior quarter, its revenue increased by 4.9% to Rs 38,318 crore, according to a regulatory filing. 

    A net profit of Rs 6,580 crore and revenue of Rs 37,920 crore were predicted by Zee Business research for the quarter ending in December, respectively, for Infosys. 

    Infosys increased its forecast for revenue growth for the year ending March 2023 from 15 to 16 percent to 16 to 16 percent. 

    In comparison to the Nifty headline index, which fell by 6.1% as of March 29, Infosys shares had lost 8.9% of their value.

    Fundraising via REITs and InvITs reaches an all-time low in FY23 due to higher debt yields and a lack of new launches

    Real estate investment trusts (REITs) and infrastructure investment trusts (InvITs) in India have experienced a decline in fundraising and attractiveness due to higher yields on bonds, limited availability, and a lack of awareness among investors.

    According to data compiled by Prime Database.com, these investment instruments mobilized a total of Rs 1,166 crore in 2022-23, compared to Rs 13,841 crore raised in 2021-22 and Rs 33,515 crore mobilized in 2020-21. The decline in fund mobilization is attributed to a lack of new launches, volatility in the stock markets, and limited investor awareness, according to Gopal Kavalireddi, Head of Research at FYERS.

    Moreover, a change in tax rules on distributions classified as repayment could further decrease the attractiveness of these instruments, as it could lead to a substantial increase in tax liability. Manavi Prabhu, Head Fixed Income at Anand Rathi Shares and Stock Brokers, explained that the new tax rule will tax such distributions as “other income” in the hands of the investor, making the instruments less attractive.

    REITs consist of a portfolio of commercial real assets, while InvITs comprise a portfolio of infrastructure assets, such as highways and power transmission assets. These instruments provide returns to investors in the form of dividends, and the units also trade on stock exchanges, providing liquidity. However, due to the higher yields on debt, existing listed REITs and InvITs are yielding lower than the sovereign risk-free rate.

    While the government and capital markets regulator, Sebi, have actively promoted and popularized these instruments in India, Kavalireddi believes that additional initiatives will be required for increased investor participation, addressing challenges, and realizing their full potential. The fundraising outlook for REITs and InvITs could improve as the market stabilizes and new opportunities emerge.
