HDFC sold shares through the open market in Ansal

New Delhi: HDFC declared in its regulatory filing that it has sold 14,26,497 shares of Ansal Housing, representing 2.40% of the paid-up share capital.

The HDFC sold 14,26,497 equity shares of Ansal Housing through the open market, accounting for 2.4% of the company’s paid-up share capital, both companies declared in their separate BSE filings.

According to Ansal Housing’s regulatory filing, HDFC sold 14,26,497 equity shares out of the shares it had obtained through the invocation of a pledge on various dates beginning on November 18, 2022.

The deal included the sale of 6,24,000 shares, or 1.05% of Ansal Housing’s paid-up share capital, which was completed on November 30, 2022.

HDFC said in the regulatory filing, “further to our letter informing that corporation had sold 12,63,898 shares representing 2.13% of the paid-up shares capital, we wish to inform you that the corporation has further sold 14,26,487 shares representing 2.40% of the of the paid-up share capital including the sale of 6,24,000 shares representing 1.05% of the paid-up share capital done on November 30, 2022”

According to the regulatory filing, the HDFC has 25,60,756 equity shares representing 4.31% of Ansal Housing.

Construction of any property is prohibited on Yamuna and Hindon floodplains

Noida Authority demolished 30 farmhouses spread over 1.2 lakh sqm of land in the floodplains in Kondli Bangar village near Sector 51. After a gap of about five months, the authority resumed action against the illegally constructed farmhouse in the Yamuna floodplains on Wednesday.

The operation started at 9 am on Wednesday and was carried out by the Noida Authority, the land records department, and the irrigation department, along the Yamuna floodplains with the help of nine earthmovers, eight dumpers, and about 120 staff.

Lekhpals and the civil department were required by the authority to compile a report on the infringement of property rights in the Hindon and Yamuna floodplains. The drive will continue in the upcoming days, according to officials.

This year, massive anti-encroachment drives have been conducted by the authority in a joint operation with the irrigation department and police against illegally built farmhouses in Sector 135 and adjoining areas and demolished as many as 124 structures in May and June.

Noida Authority got information about illegal construction work had started again on the land vacated by the joint team in the floodplains, in addition to other locations after that the latest operation started.

Hundreds of illegal farmhouses, colonies, and factories have arisen in the notified areas of the Noida Authority of Yamuna and Hindon floodplains.

Several groups of farmhouse owners had approached the Allahabad high court after the demolition, seeking a stay on the exercise. Ritu Maheshwari chief executive officer of the Noida Authority has been given a directive by the High Court to pass an order by considering the objections of the petitioners.

The authority decided to proceed with its operations in the floodplains after concluding that the farmhouse owners’ arguments lacked merit. The CEO has instructed the officials to take action against unauthorized and illegal colonies and farmhouses that are being built in the riverbeds of the Yamuna and Hindon rivers within the designated region of Noida.

The construction is thoroughly restricted in the floodplains and warned people against buying and selling any property. “The authority will drive criminal action against those found involved in unauthorized construction,” said Maheshwari.

The government decided to not revise the capital value of properties

An enactment has been issued by the Mumbai state government to not review the capital values of properties.

The state cabinet has given its approval for the proposal and required an amendment to the BMC Act to execute it. The government issued an ordinance as the legislature is not in session.

According to the statement in the ordinance, the center and state government declared a lockdown due to the Covid pandemic, which impacted negatively the economy of small-scale industries, educational institutions, factories, daily work, etc. Hence, the government modified the BMC Act to not revise the capital value of properties for 2020-21 and 2021-22.

Also, the government has decided not to revise the value for 2022-2023 as well, 2019-2020 rates will apply further.

The power supply of Raheja Mall was again disconnected after a week of restoring it

Builder fails to pay electricity dues, due to that DHBVN disconnected the power supply of Raheja Mall. The shop owners of the mall protested in front of the Sohna Road mall on Monday.

Protesters formed their associations for better management of the mall and alleged that they have paid maintenance and electricity charges to the developer but he didn’t deposit the money to the distribution company. The developer charges high maintenance costs and was not providing any facilities to them.

Meanwhile, the developer purported that many of the shops were closed and hadn’t paid while they collected maintenance and electricity charges, and they have run out of funds to pay electricity bills.

The power supply was disconnected on October 31 due to outstanding dues of electricity bills. On a partial payment of Rs 10 lakh, the supply was given back for a week on the condition that the remaining amount will be paid in a few days, the mall failed to pay the dues leading to again disconnection of the power supply on November 12.

Shop owners said that 80% of the mall’s air-conditioners are not functioning despite of this Raheja is charging high maintenance costs of Rs 33 per sq. ft.

A shop owner of the mall, Mandeep Singh said, “The developer has collected Rs 12 lakh from us for maintenance. But due to the poor maintenance, no one is ready to take shops on lease in the mall.”

“The developer has to pay us several crores which were not paid yet for the past three years,” said Jagmal Thakran owner of 31% of the mall. Thakran said that they had collaborated with the developer in exchange for providing land for the mall.

Realcare, the facility management company of Raheja Mall, stated that the maintenance of the mall is currently supervised by the administrator appointed by the Gurgaon district registrar, who issued notice to all shop owners for clearing their outstanding dues.

It said that some individuals are not paying electricity and maintenance charges and staged a protest to force others to the cessation of their operations as a strategy to avoid clearing the dues.

On Sunday, hundreds of homeowners in Central Park alleged that they have been refuted access to the facilities including clubs and central greens

Residents of Central Park 2, located on Sohna Road, Gurugram, protested against the developer for modifying the layout plan and restricting their access to the common facilities without their consent.

Even though the possession is held for more than a decade, the residents are restricted to use the facilities including the central greens and clubs by the developers.

They alleged that the project plan has been revised in 2019, and was approved by the department of town and country planning in 2021 without any consent from flat owners of towers 1 to 9.

The project obtained the license for 27 towers in 2006 and possession of towers 1-9 started in 2008-2009, meanwhile, the construction of the remaining towers has started.

A wall had been built by the builders for separating the rest of the project from the nine towers in the guise of the safety of residents during the construction.

Residents alleged, the developers declined on taking the wall down even after obtaining the occupancy certificate in 2014 for towers 10 to 25.

President of Bellevue Central Park 2 Condominium Association, Prabhatb Bharadwaj said that the entry is blocked as the residents of towers 1-9 is prohibited to enter inside the main premises. Additionally, they built a gate on a government revenue road and locked it. The revised project has been approved by the DTCP, without any consent from the residents, and likely there have been complexions, which need to be properly investigated all through.

At the time the spokesperson for Central Park refused the allegations and said, “the flats along with all the facilities were handed over more than a decade ago. But the RWA was unable to maintain these facilities and could not continue even the AMC of lifts despite reducing the IBMSD fund, which was more than Rs 11 crore during the time of handover. The misappropriation of funds needs to be investigated. As for the wall, it was done to ensure the safety of the residents and labor owing to deep excavations and ongoing construction at the site.”

The new housing scheme Awaas plus is set to launch by next year

New Awaas Plus housing scheme is introduced with a target of 3.5 lakh homes, which will cover the people left out of the PMAY scheme.

CM Devendra Fadnavis announced that the state government of Maharashtra is to launch its housing scheme. The scheme will be launched for those, who have not availed the services of Pradhan Mantri Awaas Yojana (PMAY) and Awaas plus yojna.

A function was organized by the rural development department to congratulate officials at Y B Chavan Centre on Thursday  for implementing the PMAY scheme. Rural Development Minister Girish Mahajan along with Chief Minister Eknath Shinde were also present at the function.

CM said that five lakh homes will be inaugurated by the Prime Minister Narendra Modi by March 2023.

Maharashtra was far ahead in completing the projects in earlier years and had achieved the task of 10.5 lakh homes, later it the state fell notches in raking. Where the encroachments and shortage of lands were the reason for the delay, according to the government’s review.

CM abjure district administrations to ensure the availability of the sand to construct the homes, as mandated in the policy.

Fadnavis said that a target of 3.5 lakh homes has been set under the Awaas plus, will cover those who are left out of PMAY and there are still those who do not come under the scheme. (BMRCL) officials said that there is another planning of new metro stations that is to be built near Jakkur plantation and Chikkajala. The agency has been trying to resolve challenges in land purchase for more than one and half years.

Representation for the new metro station at Chikkajala, has been given to the BMRCL officials which will lie between Bettahalasuru and Doddajala stations.

Further the officials said that the state high-power committee has given its permission for the proposal but it needs approval by the government.

Senior official of (BMRCL) said on interruption of the work that two real estate companies, Century Group and Bagmane Group have come to the fore to construct the station between Jakkur Cross and Yelehanka, about 500m away from the Jakkur Plantation, but the Century Group has proposed to built the station at Jakkur Plantation. The matter will be taken to the committee and a decision will be finalized within 15-20 days.

On the work delay at Yelahanka Air Force base, an official said that NHAI has to sign a MoU for the land with the defense ministry, which is supposed to be completed in a few weeks. Further the NHAI will sign an agreement with BMRCL to  ease the work.

An enormous development is ongoing among Hebbal and the airport. New tech parks will be built on Ballari Road. An exclusive airport express line was proposed for passengers in Delhi, but ridership wasn’t impressive. A significant amount of funds will be provided to the BMRCL to construct the station near Jakkur plantation.

Commuter rail activist Sanjeev Dyamannavar said that excess stations may exceed that dwell time and the trains will lower the speed for a smooth stop. Bengaluru Metro has a long route to the airport, while most of the cities have short metro routes to the airports.

BMRCL could speed up trains and skip some of the stations, mainly in the morning and late night for passengers’ ease.

Sanjeev Dyamannavar said that the work progress of the airport corridor should not get affected by the new proposed metro stations. He perceived  that BMRCL could allow provision for the proposed stations and ongoing construction of piers and viaducts so the platforms and roofing work at stations could be constructed later.

The average speed of 36kmph is planned between KR Puram and Yelahanka and  60kmph between the Yelahanka and airport terminal.

Development Authority of Ghaziabad has allowed for the transit-oriented development along RRTS corridor

GDA decided to declare transit-oriented development zones that would aid in Master plan-2031 and boost the real estate sector.

Ghaziabad Development Authority has given its permission for developing a transit-oriented development (TOD) zone along the Regional Rapid Transport System (RRTS) corridor.

However it has removed the Vaishali to Mohan Nagar ropeway project from the service.

The board decided to declare TOD zones up to 1.5km on both sides of the rapid rail alignment, the decision will uplift the real estate sector and strengthen the city’s Master Plan of 2031.

GDA secretary Brijesh Kumar said, “The GDA board has passed the proposal on TOD around the seven RRTS stations. The board has instructed the GDA to invite objections or suggestions from the public before including the same in the Master Plan-2031.”

The UP government introduced the TOD policy in September 2022. The incorporation of the TOD zone will result in higher floor area ratio (FAR) which will be increased between 33% and 50% of the base FAR of 1.5.

An official from the GDA said, “In Ghaziabad, areas like Guldhar, Duhai, Muradnagar and Modinagar, where the land use is mostly agricultural, stand to gain. It will be changed to mixed, residential and commercial, which will give a boost to the real estate sector in the areas.”

He also said, “The increased FAR along the TOD zone will ensure vertical growth in the influence zone and multi-storey buildings will allow more floors.” About Rs 1,500 crore of revenue is expected annually from the TOD zone, and will be equally divided among the GDA and the NCRTC.

In the meantime, the ropeway project between Vaishali and Mohan Nagar was scrapped by the board. Kumar said, “The board was of the view that the original mode of commuting, which is metro rail, should not be tampered with, this also means that the Neo metro proposal has also been kept on hold.”

During the GDA board meeting other proposals were taken up including the investment of Rs 23 crore on 480 housing units under the Pradhan mantri Awas Yojana in Noornagar.
