On Tuesday, M K Stalin, Chief Minister launched Tamil Nadu Cements Corporation‘s new cement brand ‘Valimai‘. The new brand denoted power and said it would regulate the rise in the price of cement. He also said that it’ll help the construction sector to thrive.

The Tamil word ‘Valimai’ denotes strength. The Chief Minister tweeted that the new brand would rein in cement price increase and aid development in the construction area.

An official release here said some of the incredible features of the Valimai brand are greater compressive power, quick setting, and high-resistant quality.

Industries Minister Thangam Thenarasu said,

Portland Pozzolana Cement (PPC) and Ordinary Portland Cement (OPC) grades are the two Valimai variations presented in the market. Also, he said adding that the government sector would use it. Nearly 30,000 tons of Valimai cement combinations would be produced in a month, he said.

The Minister told reporters that the price of the Valimai cement varieties would be in the range of Rs 350 to Rs 365 per bag in addition to approximately Rs 30-35 transportation charges.

The cement manufacturing procedure is high-tech and adapted to high norms of quality and it is on a par with any other denomination, he said. The product is, though, economically priced for the interest of Tamil Nadu and everyone, be it the poor or the middle-class people, he said.

According to the brand, grade, and quantity in a pack, cement prices per bag in the open market will be determined.

The state public sector unit, TN Cements Corporation Limited was set up in 1970 by late Chief Minister M Karunanidhi and its annual production capacity is 17 lakh tons. ‘Arasu’ is a brand of TANCEM.

Realty Developer Saya Homes will Invest Rs 200 crore In New Shopping Mall in Noida

On Sunday, Realty firm Saya Homes said that they will invest around Rs. 200 crore over the next two years to develop a shopping mall in Noida as the company expects retail sector to bounce back post-COVID-19. The company will develop 2 lakh square feet area in this 1.7 acre project named ‘Saya Piazza’.

Vikas Bhasin, Managing Director of Saya Homes said, “We are coming up with a shopping center in Noida. We have acquired a plot in Jaypee Township.”

The company will sell the retail space in this project but has kept the leasing rights with itself.

On Sunday Saya Homes started the construction work of this project with ground breaking ceremony at the project site.

Saya Homes Director Manoj Jain said that the total project cost is estimated at around Rs 200 crore. The project is expected to be completed in the next two years.

Jain said the retail sector, which was badly impacted due to first and the second wave of the COVID pandemic, has been gradually recovering.

He also said, “There are not many retail projects on Noida Expressway. We expect a great response for our project from investors as it will cater to a large population in Jaypee Township.”

Saya Homes has delivered nearly 6 million square feet area in multiple projects across the Delhi-NCR market. At present, it is developing few residential and commercial projects at Noida, Greater Noida, and Ghaziabad in Uttar Pradesh.

Lucknow development body opened registration for 121 plots

Officials said that the registration amount along with the application form to be submitted online and only be accepted online. Through a lottery system, the authority had recently sold more than 250 vacant plots. However, these 121 plots were not included in the lottery system.

In Vasant Kunj Yojna registration for as many 121 plots has been unlocked by Lucknow Development Authority.  The plots are vacant in sectors C, I, J, N, and O according to Lucknow Development authority Officials.

By visiting LDA’s official website interested applicants can register for the plots and according to the official of LDA, the rate of the plot is kept at Rs 26,880 per square meter (sq. mt.)

As per the LDA data, there are two plots in sector C, eight in the sector I, five in J and N, and seven in the sector too. Sector I has seven plots of 300 sq. mt.

There are a total of five plots of 162 sq. mt. in sector C, 20 plots in sector C, 24 in sector I, three in sector J, 20 in sector N, and seven in sector O. The 72 sq. mt. plots are only in sector J and O, both of which have four plots

On Tuesday ECB board member Isabel Schnabel said European Central Bank policy cannot disregard a spurt in property prices that has driven to a potentially formidable overvaluation.

Schnabel said, “Monetary policy cannot turn a blind eye to such developments in an institutional setting in which macroprudential policies are, in principle, the first line of defense but are not yet fully effective.”

The head of the ECB’s market operations, Schnabel said as compared to fundamentals at the eurozone house prices are presently overvalued. As a result of future price corrections making them vulnerable. Schnabel asserted that slowly drifting away from bond investments would mitigate financial dangers and lower the wealth distributional consequence of monetary policy.

ECB research shows that nearly for a decade the ECB has undershot its inflation target but the inclusion of housing prices would have put it at or near the target for many years in the recent past.

          Form 16: If no transaction is registered for the sought period of EC, then Form 16 shall be evidencing that the property is free from all kind of liabilities for the given period. However, the certificate does not clarify on the mortgages which are generally not reflected on EC.

          Procedure for obtaining an EC:
          • Apply on Form 22 with non-judicial stamp affixed on it to the Tahsildar
          • Provide your complete residential address with an attested copy of your adhar card as residence proof.
          • Also provide the purpose of certification application.
          • Property details such as correct survey number, its full description, its measurements and boundary descriptions as well as its period must be clearly mentioned.
          • A year-wise fee with any fraction of year taken as full is also required to be submitted.
          • Application is required to submit to thee jurisdictional sub-registrar office.

          Any pending litigation which is not registered with the registrar may not reflect in EC but still it is considered as one of the vital document that clarifies a property is ‘majorly’ free from encumbrances.
