In India, a written sale document that is signed between buyers and sellers during a land transaction typically proves who owns the land. Property maps are one type of information included in land records in India, which are kept up to date by government entities at the district and village levels.
Property rights such as the Register of Lands (RoL), Record of Rights (RoR), and Mutation are typically included in a land record. Also, it includes geological details about the piece of land, including its size, its soil type, and details regarding irrigation and farming. In India, different States have different terms for land records. Bhulekh, Khata, Khasra, Khatauni, Jamabandi, Satbara (7/12), Patta, and Pahani are a few of the often-used names in land records.

It refers to a sale agreement. |
Khatauni |
Essentially, an account book detailing all landholdings and the landowner’s information. |
Nakal |
All of the data regarding the land, including ownership patterns, revenues, etc., is contained in a nakal. |
Patta |
It is a document that contains the name of the legal owner of the land property. |
Jamabandi |
Records of Rights (RoR) describe land ownership and provide information about its owners and cultivators. |
Mauza |
This term is used to refer to a village. |
Khudkasht |
According to this document, land is being cultivated by owners rather than cultivators. |
Khewat |
An identification number is given to co-owners of a piece of land. It can also be interpreted as the account number given to different owners. |

From 1988–1989, the Central Government of India launched the Computerization of Land Records scheme, which digitized all land records in an effort to bring transparency to the country’s land record system. Other procedures were put in place at the same time to enhance land administration and records. As part of the Digital India effort, the National Land Records Modernization Programme (NLRMP), formerly known as the National Land Records Modernization Project (NLRMP), was combined with all of these records in 2008.
