Development Authority of Ghaziabad has allowed for the transit-oriented development along RRTS corridor

GDA decided to declare transit-oriented development zones that would aid in Master plan-2031 and boost the real estate sector.

Ghaziabad Development Authority has given its permission for developing a transit-oriented development (TOD) zone along the Regional Rapid Transport System (RRTS) corridor.

However it has removed the Vaishali to Mohan Nagar ropeway project from the service.

The board decided to declare TOD zones up to 1.5km on both sides of the rapid rail alignment, the decision will uplift the real estate sector and strengthen the city’s Master Plan of 2031.

GDA secretary Brijesh Kumar said, “The GDA board has passed the proposal on TOD around the seven RRTS stations. The board has instructed the GDA to invite objections or suggestions from the public before including the same in the Master Plan-2031.”

The UP government introduced the TOD policy in September 2022. The incorporation of the TOD zone will result in higher floor area ratio (FAR) which will be increased between 33% and 50% of the base FAR of 1.5.

An official from the GDA said, “In Ghaziabad, areas like Guldhar, Duhai, Muradnagar and Modinagar, where the land use is mostly agricultural, stand to gain. It will be changed to mixed, residential and commercial, which will give a boost to the real estate sector in the areas.”

He also said, “The increased FAR along the TOD zone will ensure vertical growth in the influence zone and multi-storey buildings will allow more floors.” About Rs 1,500 crore of revenue is expected annually from the TOD zone, and will be equally divided among the GDA and the NCRTC.

In the meantime, the ropeway project between Vaishali and Mohan Nagar was scrapped by the board. Kumar said, “The board was of the view that the original mode of commuting, which is metro rail, should not be tampered with, this also means that the Neo metro proposal has also been kept on hold.”

During the GDA board meeting other proposals were taken up including the investment of Rs 23 crore on 480 housing units under the Pradhan mantri Awas Yojana in Noornagar.
